Staging property increases a Seller's real estate price

When staging a real estate property incorporate the visual as well as the other 4 senses

As a Realtor you will be holding open houses to attract as many buyers as possible in order to fulfill your fiduciary relationship to your Real Estate Seller in getting the highest price possible.

You also want to establish a good impression on potential real estate buyers and perhaps bond with them so that you can nurture them into a future loyal client. To do all the above and create a property to remember it is imperative that you hire a real estate stager.

My new book, Getting the Property SOUL’D – A Breakthrough System of Successful Stress-Free Buying and Selling, is filled with stories about those clients who listened to my advice and those who did not. The results are very clear: those sellers who hired stagers and created a pleasing neutral environment had quick well priced sales.  Those sellers who insisted on doing their own thing in their own way got much less desirable results and those sellers who would not do anything at all fared the worst.

When a buyer enters a home, he knows when a seller doesn’t care much about their property. and even if it is just needing a thorough cleaning and emptying out of the seller’s belongings, a buyer will want to negotiate, because he/she can’t see beyond all the dirt and stuff.

Never mind that I helped a couple for five months prepare their house for sale! As a real estate expert with well-earned contact referrals, I came up with a great solution to re-design their entrance so Real Estate Buyers would enter on the main level and not the bedroom level which these clients were doing.

Real Estate Buyers in San Francisco are sophisticated and most have champagne taste. They want to impress. Their homes are a reflection of them. This is important for Real Estate Sellers to know.

So when I got a call from a man who said he wanted to get the highest price possible for a home in the southern part of San Francisco. He was a referral from a client of mine who worked at Oracle who had bought a house from me three years before. Like many Real Estate Sellers, “Reginald” Bratt, (his last name has not been changed!) had an inflated idea of what his property was worth. He knew a house around the corner had sold for $850,000; however that house had been remodeled, had an apartment in the basement, the yard had been landscaped and it was on a much preferred street.

But if I want to keep them as clients I need to be careful what I say and how I act around them. I am thinking of an incident which recently happened.

I met with my real estate client, “Laura”, right before I began a three week vacation to the Galapagos Islands. I was a bit long in the mouth, having not received recognition I felt I deserved at our company’s annual award banquet, and shared that  disappointment with her. Big Mistake: Do not be negative about business around real estate clients, no matter how badly you are feeling.

As an experienced real estate agent, I have learned many a hard lesson, and now believe that one of the secrets of being successful in real estate is managing your emotions.  Real estate, especially San Francisco real estate, is tough, because it is the biggest investment people make.  The seller wants more money than is warranted by the market and the buyer wants a bargain.  Being mostly Sicilian with some Irish and Mohawk Indian, I am an expert on emotions.  What I learned on my road to success is that you need to be balanced, and to be balanced you need to take care of yourself.
