Buying in San Francisco

San Francisco Real Estate – To Build, Build, Build?

Just building in San Francisco is not the answer

Too much demand for San Francisco real estate drives up the prices

San Francisco’s high housing cost is a tough problem: too many people want to live here.

However, to just build and build and not create a supportive infrastructure just won’t work.

Our traffic problem is horrible. The streets are a mess with potholes and our bus system is inefficient. The sewer system is currently being upgraded but will it be large enough to meet the needs of the burgeoning population? Do we have enough water? What about our power grid?

In Red-Hot Real Estate Market Beware Greed Factor

Real Estate can be ruthless

When this amount of money is at stake, real estate sellers, real estate buyers, and agents alike become greedy–and that greed can lead to ruthlessness in real estate

The recent real estate boom in the metropolitan areas has afforded everyone involved the chance to reap previously unheard-of profits.

Realtors who had to pound the pavement just to make rent are now regularly pocketing five-figure commissions.

Real Life Success Story

 (Names changed for privacy)

Barry and Candy found the perfect home! They had just gotten engaged and the 3 level San Francisco Condo was located right between their two jobs, with great weather and enough closet space and parking. The condo appeared to be in great condition—built in the mid-nineties—but no one knew the status of the roof. Unfortunately offers were due the next day. We barely had time to write the offer and go through the extensive real estate disclosure package. On counseling them I told my clients to take into account that it would probably need a new roof soon.

REMAIN POSITIVE AROUND REAL ESTATE CLIENTS

REMAIN POSITIVE AROUND REAL ESTATE CLIENTS

Sometimes My Real Estate Clients Become My Close Friends

But if I want to keep them as clients I need to be careful what I say and how I act around them. I am thinking of an incident which recently happened.

I met with my real estate client, “Laura”, right before I began a three week vacation to the Galapagos Islands. I was a bit long in the mouth, having not received recognition I felt I deserved at our company’s annual award banquet, and shared that  disappointment with her. Big Mistake: Do not be negative about business around real estate clients, no matter how badly you are feeling.

San Francisco Real Estate Pre-Emptive Offers Part 2

How to Win at Real Estate Negotiation

San Francisco competitive real estate market

Motivated Real Estate Buyers

After a week, my motivated real estate buyers still want this San Francisco duplex in Potrero Hill.  I did my homework and called on a similar Pending Sale to see if I could find out the particulars. Wow, was I surprised when the listing agent told me their duplex, also with no rent control in the same neighborhood, went $350,000 over asking! If Terrence and Linda want to compete on Thursday, they will have to do the same. I broke the news as gently as I could.

San Francisco Real Estate Pre-Emptive Offers

Motivated Real Estate Buyers

San Francisco Real Estate Negotiation Skills are vital

Too Many Real Estate Buyers

Buying real estate when there are too few listings can be a challenge! When the market has many buyers chasing too few real estate listings it gets crazy. First, listing agents want to set a specific time for presentation of all offers, so as to create a competitive atmosphere. Second, assertive buyers’ agents attempt to present an offer ahead of the specified time, to try to get their buyers offer accepted. This type of real estate negotiating is called “a pre-emptive offer”.

If a buyer really wants a property and we have several days before the offer date, I ask “Do you want me to try to present ahead of the scheduled offering date?” Most real estate buyers say yes. I explain this may be a far reaching goal, but we have nothing to lose, except for the Seller saying No. It reminds me of a situation which recently happened. (more…)
