I recalled another San Francisco real estate transaction when my real estate client was not so loyal and how I handled it.

REAL LIFE STORY (Names have been changed)

I had nurtured a relationship with an out-of-town real estate developer for five years. That is how long it took him to develop this spectacular 4 level property. I loved the property atop of Nob Hill—not everyone’s taste for sure, but it appealed to the Italian artistic part of me. (And the fact that my Dad was an architect). I asked Shirley, the top agent in our office, to share the real estate listing with me, because I felt it would give me a better chance to represent this extraordinary property in the highly competitive San Francisco real estate market. Unfortunately, Frank decided to go with another team which promised him a million more. I was disappointed, of course, because I really felt I was the right agent to sell his specialized house, but I let go and let the Universe do its thing.

Barry and Candy found the perfect home! They had just gotten engaged and the 3 level San Francisco Condo was located right between their two jobs, with great weather and enough closet space and parking. The condo appeared to be in great condition—built in the mid-nineties—but no one knew the status of the roof. Unfortunately offers were due the next day. We barely had time to write the offer and go through the extensive real estate disclosure package. On counseling them I told my clients to take into account that it would probably need a new roof soon.

After a week, my motivated real estate buyers still want this San Francisco duplex in Potrero Hill.  I did my homework and called on a similar Pending Sale to see if I could find out the particulars. Wow, was I surprised when the listing agent told me their duplex, also with no rent control in the same neighborhood, went $350,000 over asking! If Terrence and Linda want to compete on Thursday, they will have to do the same. I broke the news as gently as I could.

Too Many Real Estate Buyers


Buying real estate when there are too few listings can be a challenge! When the market has many buyers chasing too few real estate listings it gets crazy. First, listing agents want to set a specific time for presentation of all offers, so as to create a competitive atmosphere. Second, assertive buyers’ agents attempt to present an offer ahead of the specified time, to try to get their buyers offer accepted. This type of real estate negotiating is called “a pre-emptive offer”.

If a buyer really wants a property and we have several days before the offer date, I ask “Do you want me to try to present ahead of the scheduled offering date?” Most real estate buyers say yes. I explain this may be a far reaching goal, but we have nothing to lose, except for the Seller saying No. It reminds me of a situation which recently happened. (more…)
