San Francisco real estate is expensive and when a lot of money is involved real estate clients can get greedy.

Never mind that I helped a couple for five months prepare their house for sale! As a real estate expert with well-earned contact referrals, I came up with a great solution to re-design their entrance so Real Estate Buyers would enter on the main level and not the bedroom level which these clients were doing.

I have been approached by many real estate agent wanna bes. This is the advice I give to those considering changing their careers:

Obtaining a real estate license is fairly easy, but landing a sale and actually getting paid is much more difficult. Real Estate is 100% commission-based. This means that if you don’t make a sale, you don’t get paid. Not one dime. Unless you are very lucky, almost everyone struggles to make their first few sales, and work up a consistent selling strategy. As per my experience, I recommend having at least a year or two of savings to tide you over as you get your feet on the ground. It is important to note that, as with all beginning entrepreneurial careers, you should expect to put in long hours – at least sixty hours a week for the first three to five years!

Sometimes My Real Estate Clients Become My Close Friends

 

But if I want to keep them as clients I need to be careful what I say and how I act around them. I am thinking of an incident which recently happened.

I met with my real estate client, “Laura”, right before I began a three week vacation to the Galapagos Islands. I was a bit long in the mouth, having not received recognition I felt I deserved at our company’s annual award banquet, and shared that  disappointment with her. Big Mistake: Do not be negative about business around real estate clients, no matter how badly you are feeling.

Too Many Real Estate Buyers


Buying real estate when there are too few listings can be a challenge! When the market has many buyers chasing too few real estate listings it gets crazy. First, listing agents want to set a specific time for presentation of all offers, so as to create a competitive atmosphere. Second, assertive buyers’ agents attempt to present an offer ahead of the specified time, to try to get their buyers offer accepted. This type of real estate negotiating is called “a pre-emptive offer”.

If a buyer really wants a property and we have several days before the offer date, I ask “Do you want me to try to present ahead of the scheduled offering date?” Most real estate buyers say yes. I explain this may be a far reaching goal, but we have nothing to lose, except for the Seller saying No. It reminds me of a situation which recently happened. (more…)
